Home remodeling in Fort Myers, FL

Fort Myers, the "City of Palms," is one of Southwest Florida's most vibrant communities. As the county seat of Lee County, Fort Myers offers a unique blend of historic charm and modern living. Whether you own a classic bungalow in the historic district, a contemporary home in Gateway, or a waterfront property along the Caloosahatchee River, we understand the specific remodeling needs of Fort Myers homeowners.

Why Fort Myers Homeowners Choose Us

Historic Districts

The City of Fort Myers has four designated historic districts: Downtown, Edison Park, Dean Park and Seminole Park, plus a number of individually designated landmarks. Alterations to structures in those districts need a Certificate of Review from the Historic Preservation Commission before permits are issued, so that review belongs at the front of the schedule.

Hurricane-Resistant Design

All our Fort Myers remodels incorporate Florida building codes and hurricane-resistant features. We use impact-resistant windows, reinforced structures, and materials designed to withstand Southwest Florida's climate.

Waterfront Property Specialists

With many Fort Myers homes along the Caloosahatchee River and canals, we're experienced in waterfront remodeling, including elevated foundations, flood-resistant materials, and maximizing water views.

Slab-on-Grade Construction

Most Fort Myers homes are built slab-on-grade, so drain lines run through concrete. In a single-story slab home, moving a toilet or shower drain means cutting the slab. Opening a wet wall and rearranging bathroom plumbing typically adds $5,000 to $15,000 over a like-for-like layout, which is why good designs work around existing drain locations when they can.

Who Issues Your Permit: Fort Myers, Lee County or Cape Coral

A Fort Myers mailing address covers several permitting jurisdictions. Which one you're in decides where the application goes, how long review takes, and which version of the flood rules applies.

Inside City of Fort Myers Limits

The City's Building, Permitting & Inspections division at 1825 Hendry Street (239-321-7925) issues permits through its EnerGov self-service portal. The City lists interior and exterior remodels, electrical modifications, plumbing relocations and drywall over 100 square feet as permit-required work. Its "Am I in the City?" map settles addresses near the line.

Unincorporated Lee County

Many homes with a Fort Myers address are outside city limits. Those permits go through Lee County's Department of Community Development, filed through the county's eConnect portal. For a complete residential application with no structural review, Lee County permits typically issue in 5 to 15 business days.

Cape Coral

Cape Coral runs its own permitting through the City's Permitting Services Division, and similar scopes typically take 2 to 4 weeks there. In a Special Flood Hazard Area, Cape Coral requires a permit for all improvements and repairs, along with a Substantial Improvement/Substantial Damage application. More on our Cape Coral remodeling page.

Flood Zones and the 50% Rule in Fort Myers

After Hurricane Ian in 2022, many flooded homes in Lee County went through substantial damage reviews before they could be repaired. The same 50 percent threshold applies to planned remodels. If the house is in a FEMA Special Flood Hazard Area and isn't already flood compliant, an improvement that costs 50 percent or more of the structure's market value means the whole building has to meet current flood rules, which usually means elevating it.

City of Fort Myers

Market value is set by an independent appraiser, or by the tax assessment value adjusted with a factor from the Lee County Property Appraiser. Land and site improvements don't count. A 2025 state law, Senate Bill 180, bars local governments from adding up improvements over a multi-year or 12-month lookback, so each project is measured on its own.

Unincorporated Lee County

The county uses the Property Appraiser's assessed value of the structure, excluding land. You can dispute it with an appraisal from a state-licensed Florida appraiser. A home that's already flood compliant, with its lowest floor above the county's freeboard elevation, can be remodeled without the 50% rule forcing it to be raised.

Look up your zone with Lee County's Find My Flood Zone map or call 239-533-8585, and ask for the 50 percent calculation before you sign a contract. Our Florida Building Code guide for remodels covers how the rule interacts with wind-load and window requirements, and Lee County's substantial improvement page has the official definitions.
