They're full project costs, including labor, materials, permits and finishes, for kitchens between 150 and 350 square feet: - **$25,000 to $40,000** for a cosmetic refresh: new countertops, refaced or repainted cabinets, new appliances, lighting and paint, with the layout and plumbing left in place. - **$40,000 to $75,000** for a mid-market full remodel: new cabinets, quartz counters, appliances, lighting and flooring, with minor plumbing or electrical changes. - **$75,000 to $150,000** for a full design-build with layout changes: moving plumbing, opening walls, custom cabinetry and premium appliances. - **$150,000 and up** for fully custom inset cabinetry, professional-grade appliances, structural changes and high-end finishes. Cabinets are usually 30 to 40 percent of the total, and layout is the biggest swing: opening a wall and rearranging plumbing typically adds $10,000 to $25,000 over a like-for-like layout. If you're comparing bids, see what's specific to [kitchen remodeling in Naples](https://www.theremodelingcompanyswfl.com/service-areas/naples/kitchen-remodeling) and [kitchen remodeling in Fort Myers](https://www.theremodelingcompanyswfl.com/service-areas/fort-myers/kitchen-remodeling). ## When a Kitchen Remodel Needs a Permit The permit is triggered by the work, not by the word "remodel." You'll need one when the project moves or adds plumbing fixtures, adds or moves electrical circuits, touches a gas line, removes or modifies a wall, or replaces or moves a window. Paint, new cabinet doors on existing boxes, new countertops with the sink in the same spot, and appliances swapped into their existing connections generally don't need one. Our guide to [what triggers a kitchen remodel permit in Lee County](https://www.theremodelingcompanyswfl.com/blog/do-i-need-permit-kitchen-remodel-lee-county) has the full list. Where you file depends on where the house is. Homes inside Fort Myers city limits are permitted by the City's Building, Permitting & Inspections division, unincorporated Lee County homes by Lee County's Department of Community Development, and Cape Coral homes by the City of Cape Coral. In Collier County, homes inside Naples city limits go through the City of Naples Building Department, and the rest of the county goes through Collier County's Growth Management Community Development Department. In Lee County, most kitchen permits need three inspections: a rough-in before drywall closes, a final electrical and a final building inspection. ## A Realistic Kitchen Remodel Timeline - **Permitting: 2 to 4 weeks before work starts.** Roughly a week to prepare the application and 1 to 3 weeks for review and issuance. Lee County typically issues a complete residential application with no structural review in 5 to 15 business days, and structural changes add 2 to 4 weeks of review. - **HOA approval, if your community requires it.** Architectural Review Board approval typically adds 2 to 6 weeks in Lee County communities and 4 to 8 weeks in Naples gated communities. It can run at the same time as the permit review. - **Material lead times.** Custom cabinets routinely take 14 to 18 weeks, so ordering early matters more than any other scheduling decision. - **Construction: 4 to 10 weeks** depending on scope. The permit gates the start date; it doesn't add to construction time. ## Why Choose Us for Kitchen Remodeling With 50+ years of combined experience in kitchen remodeling throughout Southwest Florida, we understand the unique challenges of renovating in a humid, coastal climate.
