They're full project costs, including labor, materials, permits and finishes, for bathrooms between 50 and 120 square feet: - **$8,000 to $20,000** for a cosmetic refresh: vanity, fixtures, mirror, toilet and paint, with tile, plumbing locations and shower left in place. - **$20,000 to $45,000** for a full renovation: new floor and wall tile, a rebuilt shower with proper waterproofing, vanity, fixtures and lighting, with the layout intact. - **$45,000 to $90,000** for a gut renovation with layout changes: moving the shower, relocating the toilet or vanity, borrowing space from a closet, or going curbless. - **$90,000 and up** for primary-suite renovations with heated floors, freestanding tubs, steam showers or custom millwork. The shower is usually 25 to 35 percent of the total, and its waterproofing system decides whether it leaks five years from now. Plumbing is the other big swing. Most Fort Myers homes are slab-on-grade, and opening a wet wall to rearrange plumbing typically adds $5,000 to $15,000 over a like-for-like layout. Inside Fort Myers city limits, the City lists interior remodels, plumbing relocations, electrical modifications and drywall over 100 square feet as permit-required. Collier County requires a permit to alter or replace plumbing or electrical systems regardless of project cost. In Cape Coral, any improvement to a home in a Special Flood Hazard Area needs a permit. When plumbing moves, Lee County requires a rough-in inspection before drywall closes, so the inspection schedule shapes the construction schedule. If the bathroom's exterior window changes size or location, Florida Building Code wind-load rules apply and new impact glass runs $1,500 to $4,000 per window, which is why most projects keep the existing opening. Our guide to [what triggers a remodeling permit in Lee County](https://www.theremodelingcompanyswfl.com/blog/do-i-need-permit-kitchen-remodel-lee-county) explains the plumbing and electrical triggers in detail. ## A Realistic Bathroom Remodel Timeline - **Permitting.** Lee County typically issues residential bathroom permits in 5 to 15 business days for a complete application. Cape Coral, which runs its own permitting, typically takes 2 to 4 weeks. - **HOA approval, if required.** Communities like Gateway and Pelican Preserve, and many Fort Myers Beach condos, require Architectural Review Board approval for plumbing or electrical relocations, even inside the home. That typically adds 4 to 8 weeks, so start it alongside the permit submittal. - **Construction: 3 to 6 weeks** for a typical full renovation once work begins. A simple update may take 1 to 3 weeks, and a larger primary bathroom with custom tile, glass, cabinetry or layout changes may take 6 to 10 weeks or more. ## Why Choose Us for Bathroom Renovation With 50+ years of combined experience in bathroom renovations throughout Southwest Florida, we understand how to create beautiful, functional bathrooms that withstand Florida's humidity and stand the test of time. We handle everything from permits through final cleanup. ### Do I need permits for a bathroom renovation in Florida? Yes, most bathroom renovations in Florida require building permits when the work involves plumbing, electrical, or structural changes. Lee County and Collier County both require permits for these modifications. As licensed contractors, we handle all permit applications and inspections, ensuring your project meets all Florida building codes. ### Can you convert a bathtub to a walk-in shower? Yes, tub-to-shower conversions are one of our most popular bathroom renovation services in Southwest Florida.
